Mold Inspection in Los Angeles
A mold inspection is the starting point for understanding a moisture or mold concern. Our inspector walks the property, reviews the areas you are concerned about, and looks for the conditions that allow mold to develop — water intrusion, elevated moisture, poor ventilation, and staining on building materials.
What a mold inspection includes
We review the history of the concern with you, then visually inspect accessible interior areas, plumbing fixtures, windows, HVAC returns, and any locations where water has been present. Moisture measurement equipment is used to check materials that may hold hidden moisture, and findings are documented as we go.
Inspection versus testing
An inspection is observational. Testing — air sampling, surface sampling, or laboratory analysis — is a separate step that is recommended only when it will actually help answer a question about the property. We will tell you when sampling adds value and when it does not.
What you receive
An organized report describing the areas inspected, the conditions observed, moisture readings where relevant, photographs, and any recommended next steps. If laboratory samples were collected, those results are included once the lab returns them.
